About the Ladrey Rehabilitation Project

The Ladrey rehabilitation project will occur under the joint leadership of the Alexandria Redevelopment and Housing Authority (ARHA), WinnDevelopment, and IBF Development, a M/BE and Virginia SWaM-certified firm.

 

Expected to begin late in 2026, the renovation effort will deliver a mix of one-bedroom and two-bedroom apartments and enhanced on-site amenities by reconfiguring current floor plans and making more efficient use of the building's footprint.

 

T​he array of additional improvements are expected to include:

  • New bathroom and kitchen fixtures, appliances and cabinetry

  • New windows, flooring and entry doors

  • A new roof

  • New plumbing and electrical lines throughout the building

  • An upgraded building façade

  • New elevators

  • High-efficiency heating and cooling systems for better comfort and improved ventilation

  • Modern accessibility standards throughout the property, including apartments, common areas, amenities, sidewalks and parking areas

  • Upgraded interior and exterior lighting

  • Strengthened security features

  • Improved courtyard amenities and landscaping

  • Renovated common areas to deliver new resident services and programming

  • Renovated laundry rooms

 

When the renovated building opens, Connected Communities, the non-profit social impact arm of WinnCompanies, will employ a full-time, on-site community coordinator who will work with non-profit partners in the Alexandria area to give Ladrey residents access to a full roster of community-based, supportive services. Alongside its strong and dedicated community partners and the Ladrey Tenant Association, Connected Communities team will support the evolving needs of the community across six core outcome areas: Housing Stability, Employment, Education, Health, Economic Mobility, and Community Engagement.
